The Best Week to Buy Is Here — What It Means for Ventura County Buyers

If you've been waiting for the right moment to buy, the calendar says it's now. Realtor.com names the week of September 27 – October 3, 2026 as the best time to buy a home nationally, with the weeks that follow nearly as favorable. After a summer of rate swings driven by the Iran conflict, the seasonal tide is turning back toward buyers.

Why early fall favors buyers

As families settle into the school year, demand eases while homes keep coming to market. Historically, this week brings:

• More homes: 13.3% more active listings than an average week, with inventory at its highest since before the pandemic.
• Less competition: buyer views per listing run 30.1% below the peak.
• More time to decide: homes sit about 64 days on market, up from 51 in May.
• Lower prices: roughly $14,000 in savings versus the summer peak on a median-priced home.
• More price cuts: about 5.7% of listings see a reduction, one of the highest rates of the year.

Should you wait for lower rates?

A recent AD Mortgage study, reported by Real Estate News, compared buying right away with waiting two years, using data from 2000 to 2022. Buying sooner came out ahead in 61% of scenarios nationally and 74% in California, where prices have climbed sharply. Even when rates fell, as they did from 2013 to 2015, rising prices often erased the savings.

Waiting did pay off during the 2007–2010 financial crisis, so timing is never guaranteed. The study's advice: focus less on predicting the market and more on whether your finances let you buy comfortably today.

Plan around what matters most to you

If price matters most, shopping later in the fall can pay off as prices soften toward the holidays, though with fewer homes to choose from. If selection matters most, shop now while fresh listings are still arriving.

Either way, get pre-approved, test your budget at a few different rates, and set up listing alerts for the neighborhoods you love.
